A ski-access condo in Empire Pass, a horse property in Oakley, a Midway lot near the Jordanelle, and a Silver Springs primary residence are four different transactions - four buyer pools, four sets of complications, four definitions of a good outcome. Photography is the highest-leverage asset in a listing. It determines whether a buyer scrolling on a phone stops or keeps going. We don't treat it as a checkbox.

Not a slideshow with music. Not a phone walkthrough.

Cinematic property films — motion, sequence, pacing, and sound designed to convey what a still image can't: how light moves through the house across a day, how the spaces connect, what it feels like to walk in the door. For the right property, this is what makes a buyer in Chicago or Los Angeles book a flight.

Every film is directed for the specific home. A ski-in townhome and a 20-acre Heber Valley property aren't selling the same thing and don't get the same treatment.

Questions sellers ask us.

What does it mean that my listing gets two agents?

Every listing we take is co-listed. One agent is your primary point of contact and owns the relationship; a second licensed agent knows your property equally well and shares accountability for the outcome. Both are involved in pricing and negotiation. Practically, it means someone is always available to you, showing requests don't get declined for scheduling reasons, and your sale never stalls because one person is out.

Isn't a co-listing agent just an assistant with a title?

No. Your co-listing agent is a licensed agent on this team, named on the listing agreement, present for the decisions that determine your outcome. The support roles are separate and additional — Bobbi Jo manages your transaction file, Zach runs your marketing.

How do you determine list price?

A written analysis combining recent comparable sales, current competing inventory, and REMI's statewide demand and migration data, reviewed by both of your listing agents. We'll show you the reasoning, not just the number. If our recommendation differs from what you were hoping for, you'll hear that directly — an accurate number is worth more to you than an agreeable one.

What is REMI, in plain terms?

A market intelligence platform built by Berkshire Hathaway HomeServices Utah Properties and available only at this brokerage. It combines MLS data from across the entire state with IRS migration data, Census data, and economic indicators to show where buyer demand is actually coming from and where it's heading — which is what tells us how to price and position your home.

You mentioned IRS data. What does that mean?

It's public, aggregate migration data — the IRS publishes anonymized counts of how many households moved between counties each year, based on address changes on filed returns. It's one of the most reliable pictures of American migration that exists, and it tells us which markets are currently sending buyers into the Wasatch Back. No individual tax information is involved, and nobody has access to yours.

Do you only sell in Park City?

No. We list across the Wasatch Back — Park City and Deer Valley, the Snyderville Basin, the Heber Valley, and the Kamas Valley and Eastern Summit County. Those are genuinely different markets with different buyer pools, and we price and market them differently. If you're in Oakley or Coalville or Midway, you are not a secondary consideration to us.

My property has acreage, water rights, or a well and septic. Is that a problem?

It's a specialty, not a problem. Rural and agricultural properties in Eastern Summit and the Kamas Valley turn on diligence items most resort-focused agents rarely handle — water shares, irrigation, easements, access, septic condition. Knowing where those deals break before they break is the difference between a closing and a collapsed contract.

What does it cost to list with you?

Commissions are not set by law and are fully negotiable. We'll walk through our fee structure and exactly what's included during your consultation. All photography, cinematic video, advertising, direct mail, and print production are covered by us, with no separate marketing charges billed to you.

Should I make improvements before listing?

Sometimes. Often less than people expect. We'll walk the property and tell you specifically which items return their cost in this market and which don't, and connect you with vendors if you want to move forward.

Do you handle new construction or development properties?

Yes, and it's a genuine specialty. Bobbi Jo has extensive experience with new construction and development projects across Utah — phased closings, builder contracts, and the contract complexity that comes with them.

How long will my home take to sell?

It depends on price point, property type, and season — anyone giving you a confident number before walking your property is guessing. We'll give you a realistic range based on current comparable activity and demand data, and tell you what would have to be true for it to move faster.

What if my home doesn't sell?

We'll have seen it coming in the data well before the listing period ends, and we'll have brought you options while there was still time to act on them. If we reach the end of the term and it hasn't sold, you're free to go. We don't believe in holding a seller to an agreement that isn't working.

Can you sell my property privately or off-market?

Yes, and for some sellers it's the right call. We'll walk through the tradeoffs honestly — off-market protects privacy but almost always costs you competitive tension, and therefore price. We'll help you weigh which matters more in your situation.
